About Renting
What happens first?
Having viewed the property if you want to proceed we will send you a short email with a few questions
- Who will be rent the property
- When do you want to start the tenancy
- What is your joint salary Do you have an adverse credit history
- Do you have pets
If your answers are acceptable we will then contact our Credit Reference company who will send you an application form.
How much do I have to earn to rent?
The Credit Reference company will check out your application and confirm that your joint earnings are at least 2.75 x the annual rent
I have an adverse credit history, is that an issue?
This may be a problem, but discuss it with us to see if there is a solution.
How much is the Reservation Deposit?
One weeks rent (This will form part of your deposit)
Is my deposit protected?
Yes, under the TDS Custodial scheme, details of which can be found here
How long is the tenancy?
6 months initial minimum term. At the end of the 6 months the tenancy will continue on a month by month basis.
Is there a charge to extend the tenancy?
No, at the end of six months the tenancy will roll forward on a month by month basis?

Will you accept Universal Credit?

How long will it take for the Credit Reference?
Really depends how fast your employer & current landlords respond to the questions , but normally within 7 days.
What will the initial payment be?
5 weeks deposit plus the rent for the first month. If you start mid month the rent will be calculated on a daily basis until the 1st of the next month.
On what day is the rent due?
1st of the month.
What about Pets?
Most landlords will not accept pets, but there are exceptions so please call.
Can I share with friends?
We will not accept tenancy that constitute a House in Multiple Occupancy. (People who do not know each other) but sharing with your partner is fine.

6 month Assured Shorthold Tenancy
Who must sign?
Anyone over the age of 18 who will occupy the house.
Does signing make me liable?
Yes, it is a legal document that can be enforced by the Courts.
Will I need a guarantor?
This will be determined by the Credit Reference company?
What happens if my co-tenant vacates?
The tenancy agreement makes all parties “jointly & severally liable” so if a co- tenant vacates the remaining tenant is solely responsible for the rent.
Who prepares the Inventory?
The landlords will prepare an inventory that you will be asked to approve and sign. The property must be returned in the same condition as the inventory.

How do I tell you if a repair is needed?

What happens if there is a water leak?
Turn the water off at the rising mains (normally under the kitchen sink) then complete the repair form on the website, mark as Urgent and a contractor will attend as soon as possible.
Can I make changes to the property?
Not without your landlord’s permission.
Who looks after the garden?
You do. It should be maintained to the same standard as when you moved in. That includes pruning of trees & bushes, maintaining flower beds and the lawn,
What do I have to pay in addition to the rent?
Utility Bills
Your landlord will provide the name of the Utility Companies and you will be responsible for payment until the last day of your tenancy. You will need to contact the Utility Companies and set up a Direct Debit. The inventory will give you the meter reading at the time of the start of your tenancy. It’s always a good idea to take photos of the meters.
Council Tax
Your landlord will provide the Councils details, but you will be responsible for the Council Tax until the last day of your tenancy. You will need to contact the Council and set up a Direct Debit.
Insurance
Your Landlord will insure the building but you are best advised to take out Tenants Contents Insurance as that will not be covered under the Landlords policy.
When I want to vacate
When can I vacate?
At the end of the initial six months provide you give one months notice, or at the end of any calendar month provided you give one months notice by the 1st of that month.
How much Notice do I have to give to vacant?
At least one month.
